We have been involved with the subject property since 2006, when we helped previous owners complete a thorough renovation to the significant portions of the home that had been subject to inappropriate renovations over the years.Our goal then, as it remains today, was to respect the original character of Walter H. Ratcliff, Jr. design while adapting the home for modern use. At the time of the 2006-07 remodel the owners sought to create a third bedroom and bathroom in the attic area. Due to the need to operate within budgetary constraints, our design was limited to a minor shed roof “pop-out” addition behind the main roof ridge. The resulting room suited the owners at the time, but it barely meets code requirements for ceiling height, and its long and narrow footprint makes the room less than comfortable to occupy and difficult to furnish. It has no closet area and does not constitute a viable primary suite by today’s standards, as witnessed by the fact that the home was subsequently “flipped” twice and languished unoccupied for three years before it was purchased by our client. The purpose of the current project is thus to remodel and expand the existing upstairs volume towards the rear of the home in order to create a viable primary bedroom space with somewhat taller ceilings, more daylight, and improved closet space. We have sought to integrate this new element with a high degree of respect for the existing residence.

Our primary focus is residential projects - new homes as well as the comprehensive renovation and expansion of existing homes. We draw upon the inherent strengths of a building to produce improved living spaces, healthier environments, and added real estate value. Other project types include commercial tenant improvements and mixed-use developments.

The firm was established in an Emeryville loft in 1995. In 2006 we relocated to offices in North Oakland. We are a multilingual firm offering fluency in Spanish and French.
